Our brief was to design a high-density development of high-quality apartments on a 0.8 Hectare (2 acre) site at ‘Culgrenagh’, Rochestown Avenue, Killiney, Co. Dublin. The site is well screened from adjoining properties, with a mature band of trees along its boundaries. This enabled site coverage to be maximised at the lower floor levels, where the new building line could be brought reasonably close to the boundaries without overlooking of adjoining properties. The development is sensitive to the existing landscape, proposing to remove only a minimal number of existing trees within the site & provide a large amount of private open space.  

Whilst the apartment development is proposed to be 6 stories in height, the perimeter of each floor level of apartments is set-back from the floor level below it which, in conjunction with the sloping topography of the site, reduces the mass & scale of the development, as well as avoiding over-looking of adjoining properties from the upper floors and providing large private terraces and balconies to the individual apartments.

The design of the individual units provides high quality dwellings with generous floor areas, which maximise the use of natural light. All apartments are dual aspect, enabling owners to benefit from views extending from Dun-Laoghaire Harbour and Howth to the north and the Dublin Mountains to the south.
